This charming house is conveniently located 31 kilometers from Pisa, 80 kilometers from Florence, and 64 kilometers from Lucca. Livorno is just 22 kilometers away. Drive down the coast and spend the day in Quercianella or Castiglioncello, two lovely resorts with beautiful sea, shops, and delicious fish restaurants. Visit Volterra (55 km), Montescudaio and Guardistallo (30 km). Siena (99 km) can be reached by driving the famous Volterrana SS68 road through the Tuscan countryside.

The nearest village is Lorenzana (1.6 km), with bars, food store, post office, pharmacy, and restaurants. A large supermarket can be found in Collesalvetti (13 km). There is a bus stop just 800 meters from the house, with connections to Pisa and Livorno. Facilities for tennis (2 km) and horseback riding (2 km) are nearby.

An enchanting cypress way leads to Podere Cipressi, a farmhouse standing on top of a gentle hill surrounded by wheat fields and sunflowers, the classic portrait of Tuscany.

Podere Cipressi is ideal for family reunions and celebrations, with large outdoor spaces, a lush garden with pool, and proximity to Pisa, Florence, and the coast.

The garden is full of flowers and old lemon trees. The large pool (10 x 5 meters; open April 15-October 15) has a patio and is furnished with lounge chairs. During the spring, the main house is covered with white roses, begonias and jasmine. There is a marble table in front of the house that seats 15, and a pizza oven and BBQ are located in the garden.

Please note: 1 cat and 2 donkeys live in the garden of the house.

MAIN HOUSE – 450 sq meters
The main house has been carefully restored and tastefully furnished by the owner, a young architect who has mixed country style with a taste for minimal design, resulting in a unique style. On the ground floor is a spacious living room with a traditional fireplace, and an adjoining studio with fireplace. A separate dining room has a table that can seat up to 15 guests. The fully equipped kitchen is outfitted with a dishwasher. There are two bathrooms with shower on this level that can be used as a changing room for the pool.

There are six double bedrooms and three bathrooms on the second floor: four have double beds that can be separated into twins on request, two have queen beds. Two of the bathrooms have a shower, and one has a tub.

The house has central heating, Satellite TV and DVD, washing machine and window screens. Cell phone and Intenet access with USB external key is available upon request at an extra fee.

DEPENDENCE – 150 sq meters
This lovely little house was once the granary of the farm. Now it has been totally restored, keeping the the authentic and simple atmosphere of the house but adding many lovely details. The dependence is surrounded by its own garden with table and chairs, perfect for sitting and relaxing with a glass of wine while enjoying the sunset. All of the shutters are painted in cobalt blue. The walls are pale yellow and the floor is of handmade cotto tiles. The large open kitchen has a fireplace and sitting area and is equipped with a dishwasher. On this level there is one cozy bedroom with two single beds and access to the garden, and a bathroom with shower. Upstairs is a double bedroom with en suite bathroom (no door) with an antique cast iron bathtub and a marble basin.

The main house and the dependence can be rented together or separately.
