Chers Propriétaires,

J’espère que la saison a bien commencé pour vous, que tous vos clients sont contents et apprécient leurs vacances. Cela peut vous sembler surprenant que nous vous demandions déjà vos prix pour l’année 2009, mais laissez-moi vous l’expliquer.

La baisse économique et le dollar faible font qu’il y a moins de réservations et nécessiteront une augmentation des prix en 2009 d’au moins 20% basée seulement sur le taux de change. Chose curieuse : bien que nous ayons moins de demandes de locations en 2008, nous en avons beaucoup pour l’année 2009! Nous voulons donc engager, dès à présent, la moindre recherche de clients pour compenser les demandes en baisse.

Je suis en train de modifier notre façon de faire affaire et je vous demande votre aide.

Premièrement, j’ai decidé de ne pas augmenter nos marges pour 2009. Nos dépenses augmentent chaque année et nous nous attendons à encore plus de frais l'année prochaine à cause de la flambée du prix du pétrole. Nous sommes préparés à faire le nécessaire pour que Doorways puisse continuer à emmener des locataires dans vos villas.

Deuxièmement, nous avons commencé à proposer sur notre site une gamme approximative des prix des propriétés plutôt que de fournir les prix actuels. Cette augmentation automatique de 20% (dont j’ai parlé ci-dessus) rebutent certains clients potentiels. Mon souhait est que le fait de retirer maintenant les prix plus bas de 2008 rendent l'augmentation de 2009 moins désagréable.

Troisièmement, nous vous demandons de nous faire savoir vos prix de 2009 dès que possible. Je vous suggère de maintenir vos tarifs de 2008 ou d'envisager une baisse de vos prix. Les clients américains réservent actuellement de plus petites villas dans des endroits moins chers et recherchent un bon rapport qualité/prix même en ce qui concernent les grandes propriétés. Je crois que les villas d'un prix abordable seront celles qui se loueront en 2009, et le propriétaire qui pratiquera des prix légèrement en dessous du marché pourra compenser en nombre de réservations le manque en différence de prix.

Il est encore tôt dans la saison et nous savons que la plupart d'entre vous ne sont pas prêts à nous donner vos tarifs de 2009. Cela m'amène au point principal de cette lettre. Il y a une grande possibilité de marketing et pour vous et pour nous : Entre maintenant (le 4 juin) et le moment où vous nous donnerez vos nouveaux tarifs 2009, nous offrirons la possibilité aux clients de réserver dès maintenant, de payer la caution immédiatement et le solde avant décembre 2008, tout en bénéficiant des tarifs de 2008 pour 2009. Cela devrait encourager les clients à réserver rapidement avant que les prix n'augmentent. Pour vous, cela vous donnera une avance d'argent en liquide (le paiement complet en 2008 pour les réservations de 2009) et du temps pour envisager vos tarifs de 2009.

Because of the economic downturn and the weak Dollar there are fewer bookings and a necessary price increase in 2009 of at least 20% based on nothing else but the exchange rate. Strangely, although we are having fewer requests for villas for 2008, we are having good requests for 2009! So, we want to book every single prospective customer promptly to make up for the declining requests.

I am making some changes in how we do business and am asking for your help.

First, I have decided not to increase our markup for 2009. Our expenses increase every year and next year we expect much higher expenses as a result of astronomical gas prices. We are prepared to do what is necessary so that Doorways can continue to bring guests to your villas.

Second, we have removed specific prices from our website and are offering a range of villa prices on the site. That 20% automatic increase due to the exchange rate is scaring some potential customers away.
My hope is that removing the much lower 2008 prices now will make the higher 2009 prices more palatable.

Third, we are asking you to give us your 2009 prices as soon as possible. In the meanwhile I suggest that you hold to the 2008 rates or consider decreasing your prices. American customers are now booking smaller, less expensive places and are looking for good values even for the larger villas. I believe that well-priced villas are what will sell in 2009 and anyone who is priced slightly under market will be able to make up in volume what they lack in price.

It is so early in the season, that we find that most of you are not ready to give 2009 rates to us.
That brings me to the main point of this letter.

There is a wonderful marketing opportunity for you and for us.

Between now (June 4) and whenever you give us your new 2009 prices, we will offer customers the possibility to book now, pay the deposit now and the balance by December 2008 and receive 2008 prices for 2009 bookings. This should encourage customers to book quickly before the prices go up. For you it will give cash in advance (full payment in 2008 for 2009 bookings) and some time to consider your 2009 rates.

Please let me know if you will participate in this program by sending an e-mail agreeing to the program or by sending us your 2009 rates as soon as possible.

Meanwhile, we are also creatively pursuing other marketing opportunities. We are reaching out to South Africa, England, Canada and Australia. We are also enjoying excellent press coverage – Conde Nast, Main Line Today and the Philadelphia Inquirer are some of the places we are being mentioned. We love the challenge that is upon us and look forward to working with you to survive and thrive!

Estimados Propietarios,

Espero hallan empezado una buena temporada de verano asi como una temporada con clientes felices y agradecidos. Estamos solicitando precios para el 2009, increible cierto?, pero permitarme explicar la razon de esta solicitud.

Como sabran los Estados Unidos esta pasando por una situacion economica muy baja en la que el dollar esta historicament debil contra el Euro, lo que significa menos reservaciones dedibo al 15 % de incremento en nuestros precios del 2009 para cubrir unicamente el tipo de cambio. Por raro que parezca, estamos recibiendo menos solicitudes para el 2008, sin embargo, muy buenas solicitudes para el 2009! Por lo tanto, deseamos reservar rapidamente cada cliente posible y asi compensar las solicitudes perdidas.

He hecho algunos cambios empresariales, por lo cual solicito de su ayuda.

Primero, he decidido no incrementar nuestra comision para el 2009.

Segundo, hemos retirado nuestros precios de la pagina de internet y hemos agregado en su lugar un rango de precios aproximado de las villas. El incremento automatico del 15% esta provocando panico entre clientes deseosos de visitar Europa. Al retirar los precios del 2008, que son mas bajos, hara los precios del 2009 mas atractivos.

Tercero, solicitamos nos envie sus precios para el 2009 tan pronto como le sea possible. Sugiero conserve su tarifa del 2008 o disminuya su precio. Nuestra clientela ahora esta resevando lugares mas pequenos y economicos y estan buscando por buena calidad hasta en las villas mas espaciosas. Creo que una villa a buen precio sera lo que se reserve en el 2009, cualquier propiedad con precio por debajo del Mercado podra recuperarse con mas reservaciones.

Es muy temprano en la temporada, y sabemos que la mayoria de ustedes no estan listos para proprocionar precios del 2009. Por lo que hago referencia al punto principal de esta comunicacion.

A partir de hoy (June 1) y hasta el dia que recibamos sus precios del 2009, ofreceremos a nuestros clientes la oportunidad de reservar y pagar por el deposito ahora, y el pago final cubrirlo en Diciembre del 2008 a fin de recibir prices del 2008 por reservaciones del 2009. Esto animara a nuestros clientes para reserven antes del incremento de precios. Para Usted representa efectivo anticipado (pago complete en el 2008 por reservaciones del 2009) y tiempo para considerar sus precios del 2009.

Por favor comuniquese conmigo e informe si desea participar en este programa, envie un email confirmando su participacion en el programa o envie precios del 2009 tan pronto como le sea possible.

Mientras tanto, estamos en busqueda de otras oportunidades en el Mercado. Hemos extendido nuestros servicios hacia Sudafrica, Inglaterra, Canada y Australia. Cari Proprietari,
Spero che la stagione estiva sia partita nel migliore dei modi e che i vostri clienti siano soddisfatti. Puo’ sembrarvi strano che io vi scriva gia’ per chiedervi i prezzi per il 2009, ma vorrei spiegarvi il perche’.

A causa del periodo ecomonicamente difficile che tutti stiamo attraversando, e a causa della debolezza del Dollaro abbiamo meno prenotazioni e un rincaro dei prezzi di almeno il 20% sara’ necessario. Rincaro, questo, basato unicamente sul cambio di valuta. Stranamente, pur avendo meno richieste di affitti di ville per il 2008, le richieste per il 2009 sono decisamente buone! Quindi il nostro obiettivo e’ di fare quante piu’ prenotazioni per rifarci della diminuzione delle richieste.

Ho percio’ deciso di fare alcuni cambiamenti nel modo in cui gestiamo il lavoro, e allo stesso tempo vi chiedo di aiutarmi.

Per prima cosa ho deciso di non aumentare la nostra commissione per l’anno 2009. I nostri costi aumentano di anno in anno, e prevediamo che cio’ sara’ maggiormente vero nel 2009 a causa dei prezzi sempre piu’ alti della benzina e gasolio. Siamo preparati a fare tutto il possibile affinche’ si continui ad affittare proprieta’ con successo.

Di seguito abbiamo tolto dal nostro sito i prezzi del 2008 sostituendoli con una gamma piu’ generica di prezzi corrispondente ad ogni villa, perche’ il rincaro del 20% potrebbe spaventare i clienti e frenare gli affitti. Cosi’ facendo, speriamo che i nuovi prezzi 2009, naturalmente piu’ alti avranno un riscontro positivo tra i nostri clienti,

Come ultima cosa vi chiediamo di inviarci i prezzi 2009 il piu’ presto possibile. Vi consigliamo di mantenere i prezzi 2008, o di considerare l'ipotesi di abbassarli. I clienti statunitensi in questo periodo sono alla ricerca di proprieta’ piu’ piccole e meno costose e, nel caso siano interessati a ville piu’ grandi, sono alla ricerca dei prezzi piu’ convenienti. Le ville che affitteremo con maggiore successo nel 2009 saranno quelle che offrono prezzi piu’ competitivi. Vi consigliamo pertanto di ridurre il costo degli affitti con l'obiettivo di aumentare il numero di locazione.

Sappiamo che e’ ancora presto e che molti di voi non siete ancora pronti a mandarci i nuovi prezzi. Questa situazione ci porta al punto principale della mia lettera, e potrebbe offrire una buonissima opportunita’ di marketing per noi e per voi:
Tra la data del 4 giugno e la data in cui riceveremo i vostri prezzi, offriremo ai clienti la possibilita’ di prenotare subito, pagare il deposito alla conferma, il saldo entro il 15 dicembre, e usare i prezzi del 2008 per prenotazioni nel 2009. Questo vi dara’ piu’ tempo per preparare i prezzi 2009, inoltre avrete il saldo degli affitti entro la fine dell’anno corrente.

Vi chiedo pertanto di mandare un’email a Doorways se vorrete aderire a questo programma. In caso decidiate di non volervi aderire, vi chiedo di mandare i nuovi prezzi al piu’ presto, cosi’ possiamo aggiornare il database.

In questo periodo stiamo esplorando altre opportunita’ di marketing. Stiamo creando sempre piu’ contatti con clienti che provengono dal SudAfrica, Regno Unito, Canada e Australia.
Siamo inoltre citati in varie riviste e quotidiani, tra gli altri Conde Nast, Main Line Today, Philadelphia Inquirer.
