I hope your summer season is going well and thank you for your collaboration in another challenging year.

We have begun receiving requests for 2011 and are hoping to have our prices ready by the end of September. I am asking you to send Doorways your 2011 prices as soon as possible. I hope that you will consider holding your 2010 prices for next year, or even consider decreasing prices. American customers seem to be booking smaller, less expensive villas and are looking for good values. I believe that well-priced villas are what will sell in 2011 and that being priced slightly under market will make up in volume what is lacking in numbers.

For the third consecutive year, I have decided not to increase Doorways’ markup for 2011. We have been successful in giving on-the-spot discounts from our profit margin to close sales quickly.

If you are not ready to send your 2011 prices, we can offer the same program as last year:

Between now and the time you send your new prices, we will offer customers the possibility to book now, pay the deposit now and the balance by December 21, 2010, and receive 2010 prices for 2011 bookings. This should encourage customers to book quickly, before prices go up. For you it will mean cash in advance (full payment in 2010 for 2011 bookings) and some additional time to consider your 2011 rates.

Please let me know if you will participate in this program by sending an e-mail agreeing to the program or by sending us your 2011 rates as soon as possible.

The internet has created new challenges in our business. It has become difficult to work with owners who post prices on their website that are equal to the net rates we pay. We request that you not include prices on your site, or to post a general range of prices, so that our customers do not book directly with you to save money. Whenever possible, we provide you with the client’s name at the original point of inquiry so you will know they are our client if they contact you. If that happens, we ask you to refer the client back to us. Although we do not require exclusivity, we need to work together rather than compete with one another for the same clients.
